Showings - I will schedule property showings and accompany you to these appointments, providing valuable insights and answering questions.

Feedback and Adjustments - I will gather feedback from you after each showing to refine or adjust the search criteria, if necessary.

Market Analysis - I will continuously monitor the market, alerting you to new listings and advising on pricing and market trends.

Offers and Acceptance

Prepare the Offer - we will determine the offer price and include contingencies and terms. 

Submit the Offer - I will submit the offer to the listing agent and include your lender pre-approval letter.

Negotiate the Offer - we will engage in potential negotiations with the seller, while remaining diligent to your budget and timelines.

Acceptance & Offer Execution - once both parties agree to terms, we will execute with final signatures and the offer becomes a contract.

Home Inspection & Repair Negotiations

Home Inspection - we will schedule a professional home inspection to thoroughly assess the property's condition and review the inspection report to identify any issues, both major and minor.

Prioritize the Repair Requests - this can be based on safety and structural concerns, and items that significantly affect the property's value or habitability.

Requesting Repairs or Buyer Credit - we will submit a formal repair request to the seller, detailing the specific repairs or credits you're seeking while remaining open to negotiations; the seller may agree to some, all, or none of the requested repairs.

Execute the Agreement - once both parties agree on the repairs or credits, ensure that the agreement is documented in writing, and execute with final signatures.

Title Search & Appraisal

Title Search - we will choose a local title company to conduct a thorough title search on the property. They will identify any liens, encumbrances, or ownership issues that may affect the property's transfer.

The Lender Will Schedule a Professional Appraisal - this is to determine the property's market value. The appraiser will assess the property and provide a report determining value based on recent comparable sales data and property condition.

Moving & Utility Transfer

Select and Secure a Moving Company - confirm the moving company's availability based on the determined closing date, and if suitable, proceed in booking their services. 

Transfer Utilities - contact local utility providers (electricity, gas, water, sewer, trash, internet, etc.) to arrange the transfer of services into your name for the day of closing.

Final Walk Through & Closing

Conduct a Final Walk Through - we will verify that any agreed-upon repairs have been completed and confirm the property is clean and free of debris.

Attend Closing - all parties to the closing need to bring a valid photo ID to closing. We will execute all closing documents and you will receive the keys to your new home!
